Markets do not search alike. Hopkinsville, KY searches differently than Braselton, GA or Fort Walton Beach, FL, and the referral mix differs even more. We benchmark market by market, then let the framework flex on keywords, content emphasis and local proof while the structure and reporting stay identical — which is what makes 54 markets manageable rather than 54 projects.
ADA and WCAG conformance appropriate for a senior audience, built in from the template layer rather than patched with an overlay widget: real contrast ratios, generous type, keyboard and screen-reader paths, labelled forms, and touch targets sized for imprecise taps.
Design and content are also tested with the adult-children decision-makers in mind, who are usually the ones filling out the form on a phone between other obligations. Accessibility audits continue as the site evolves — it is a maintenance commitment, not a launch checkbox.
Lead capture and routing integrated with Yardi, with automation-powered nurture workflows at both the corporate and community level and real-time, accurate attribution written back into the CRM.

Yardi (PSL's system of record), HubSpot, Salesforce, and senior living-specific platforms. Preference is driven by integration depth and flexibility for design and workflows — not by a reseller relationship.
AUTOMATION & EMAIL
HubSpot is our preferred automation platform for nurture and lead scoring; we also work in Salesforce Marketing Cloud, Mailchimp and Klaviyo. For PSL, HubSpot-driven scoring routes the right lead to the right community team.
CONVERSATIONAL
Further (talkfurther.com) sits on the site as the conversational capture layer. We have scoped integration paths with Further's team so inquiries land in Yardi with source intact.⚑
Yardi is the senior living-specific CRM we work in most, including for PSL today. Alongside it we have integrated HubSpot and Salesforce, plus platform-side connections into Google, Meta, CallRail and Further. Because roughly 500 senior living communities sit in our book of business, senior living CRM work is routine for us rather than a first-time engineering exercise.
We have implemented HubSpot, Salesforce, Yardi-native communications, Mailchimp and Klaviyo.⚑ Our preference is HubSpot — chosen on the strength of its integrations and the flexibility it gives us on design and workflow logic, which matters when the same nurture has to work for 54 communities without 54 rebuilds. For PSL we would run HubSpot-driven automation and lead scoring alongside Further and Yardi, with a small MQL automation test scoped for potential activation in Q4 2026 / Q1 2027.⚑
Native APIs first, middleware only where a native path does not exist, and webhooks or custom connectors for the gaps. In practice that means direct API work across CRMs, Google, Meta, CallRail and Further, with middleware reserved for orchestration rather than load-bearing logic. For PSL, integration scoping runs directly with Further's team so the conversational layer and Yardi agree on what a lead is.
A living wiki entry per integration: purpose, owner on both sides, endpoints, credential custody, test cadence and rollback path.⚑ We test our integrations and our partners' — including Further's — on a schedule rather than waiting for a lead to go missing. When something breaks, the document tells whoever is on it what "working" looked like.
Integrations don't stay because we built them.
Accounts, properties, tags, tracking numbers and connectors are provisioned in PSL's name from day one⚑, and the documentation lives with the client relationship. If PSL changes agencies or vendors, you keep the plumbing and the record of how it works. There is no hostage layer, and no part of this proposal depends on one existing.
Team members hold industry certifications in Google Ads, Google Analytics and Meta Blueprint. We invest in continuous education because market changes outpace certification updates — the team stays current through certifications, peer learning, industry conferences and trainings. We buy media direct rather than through middle layers, which is the structural reason our recommendations can follow the KPI.

OccupancyIQ is where it comes together — inquiries, tours, move-ins and occupancy in one view, with cost per acquisition per community. We are candid about the limits: senior living decisions run for months and some influence is genuinely unmeasurable. So we report what is attributable, name what is directional, and never present the two as the same thing.
The three panels above are the answer, and the most significant is St. George Village: 910 leads after launch against 22 before, at a $17 average cost per lead, producing 27 move-in deposits.
How: we stopped treating the site as a brochure. Content was rebuilt around the questions families actually ask, structured so search and AI could both read it; tour scheduling was made available from every page rather than one contact form; and tracking was instrumented so the sales team could see which markets were producing. The lift came from removing friction and answering questions — not from a larger media budget. The same three moves are what we would run first for PSL.
Capture and attribution (Q22). Every entry point writes to the CRM in real time with source intact — forms, CallRail calls by tracking number, Further conversations and chat. We monitor for failures rather than assuming success: scheduled synthetic submissions, duplicate detection and a weekly reconciliation between platform-reported conversions and what actually landed in Yardi.⚑
Nurture and scoring (Q24). HubSpot-driven workflows built by care level and stage, so an adult child researching memory care does not receive independent living content. Scoring blends behavior — pages viewed, guides downloaded, call length and intent from conversation intelligence — with declared care need, and routes qualified leads to the right community team while the interest is still live.
